Property Description

A unique opportunity - an entire city block available in Chicago's Auburn-Gresham community! The site of the former St. Kilian's Parish, this 3.52-acre parcel includes the church building, the former rectory, a modernized and leased school along with 6-car garage parking, a private paved parking lot and ample green space. Bordered by 87th Street, May Street, 88th Street, and Aberdeen Street. The church (1111 W. 87 Street), with approximately 12,688 sq ft of floor space, was built in 1936-37, and designed by Joe W. McCarthy in an imposing Italian Renaissance style with interior Celtic motifs on the walls and stained-glass windows. Imposing ceilings with custom wood trusses, ample pew space, carpeted and tiled flooring, some paneling, and a partial unfinished basement which houses the boiler/steam heat system for the church. Two additional side rooms served as a sacristy and preparation area. There is a private entrance/breezeway to the church from the rectory. The 5,534 sq ft rectory (8725 S. May Street), built in the late 1920's, is a towering all brick two-story building with a full partially finished basement. The main level consists of 3 offices, kitchen, dining room, 3 bedroom/living quarters, and 3 bathrooms. The upper level has 10 rooms (bedroom & living quarter suites) and 5 bathrooms. The rectory heating system, a boiler for radiator heat, is about five years old. The original school building (8748 S. Aberdeen) was recently updated and expanded (over 50,000 sq ft) along the entire length of South Aberdeen by the current lessee, Noble Network of Charter Schools with state-of-the-art classrooms, laboratories, gymnasium, full restaurant-style kitchen, and so much more. The existence of the school with a long-term lease makes this an excellent investment with immediate income. Truly a commodity property with a once-in-a-lifetime opportunity to make this parcel something special!
